Things Behind The Sun is a vertically integrated investment and design firm. With a disciplined investment approach, we focus on targeting under-performing, well located properties. We aim to identify assets in markets with strong fundamentals and growing metrics. All of the properties we acquire have strong value-add characteristics that allow us to reposition the asset through capital improvements, renovations to both exteriors and interiors, improvements in operations, decreasing expenses, and improvements to marketing. With our in-house property management company, we are able to operate each asset free of onsite management which gives us full control and allows us to effectively implement the property’s business plan immediately upon acquisition. Throughout the acquisition process, we work closely with our asset management team, property management team, and construction team to formulate a unique business plan for each asset we acquire. Our mission is revitalizing tired assets, delivering outstanding results for partners and clients in both returns, design, and experience within the spaces we create.

Nicole and Maggie are designers, developers, and real estate investors who've built their expertise from the ground up — bringing both technical rigor and creative vision to every property they touch.
Nicole grew up within a renowned commercial construction business, learning the built environment from the inside before turning that knowledge into a career in real estate investment. That early, hands-on exposure to how buildings come together informs every project she leads today.
Maggie built her career as a Marketing & Development Executive, spending 15+ years running campaigns for the biggest studios, networks, and Fortune 500 brands in entertainment, and packaging and developing film and TV projects along the way. That experience in high-stakes brand-building and deal-making became the backbone of her work in real estate.
Together, Nicole and Maggie own and operate a portfolio of real estate properties, each recognized as a top choice in its market, with work featured in Dwell, Domino, and Condé Nast. Their combined expertise spans acquisitions, development, underwriting, construction, design, and operations — a team equipped to handle every layer of a real estate project, from the technical demands of the build to the creative instincts that turn a property into a destination.
